Planning to join the community
We are planning to get a unit here in Greenlane (due to sign the SPA in about a week) and was wondering if you guys could share your experience thus far on the neighbourhood and its surroundings. I appeciate both the good and the bad and maybe some key items to watch out for in checking for defects of the house.
... a very warm welcome!
Welcome to the Green Lane community!
Don't think I am in the right position to comment on my experience here in the neighbourhood as I have only moved in last weekend. I guess Yaroq, Fazz and the committee members would be able to fill you in. But, so far for me, things have been wonderful ... my neighbours have been helpful in giving me the tips on what to check our for etc.
I believe there is an earlier discussion thread on comments / feedback on housing defects | green lane | bukit jelutong
You can have a read there for starters.
welcome welcome welcome!
def: welcome to the greenlane community!
as for my own personal experience of the place - it is what i had hoped for: i moved here from sri damansara hoping to find a place that is quiet and has a bit more space than crowded sri damansara. bukit jelutong is a well planned residential area, with lots of green spaces. greenlane is no different and benefits from the same design philosophy.
my kids all behave like they've never seen so much space before - and the hadn't, so they truly like the area.
on security - like all new areas, we need to be extra vigilant and united in our efforts to address our security concerns.
on housing defects - faridzr pointed the right thread to find and share experiences.
Bukit Jelutong - home sweet home
Definitive,
Some negative things
1/ House defects - maybe my expections are sky high knowing that I am buying a Guthrie's project. I was also comparing against the experience I had when I bought a property from Sime UEP i.e. workmanship was superb. However, I was considering of buying a property in newly constructed USJ3 but was turned off by the workmanship. Ours is a lot better. Suggest you talk to veteran residence to speed up your defects hunting exercise.
2/ Security participation - there are a small number who are not participating as they hv installed alarms at their premises. I understand this is a free and democratic (?) country but this can create cracks within the community. Furthermore, the more participants we have the less the monthly fee will be. Currently, we're just paying RM 3.33 per day for the security guards. I do admit that there are still flaws but with constructive comments, insyaallah, we will improve.
Now the positive stuffs....
1/ Like TheFazz I ran away from civilisation in USJ to live in a more friendly, peaceful and less crowded place. However, not sure how long the situation will be maintaned as commercial areas are being developed right at the exit / entrance points.
2/ Like TheFazz kids, my boys are like convicts escaping from their detentions; running and cycling non stop when there's opportunity. They hv never experienced so much space before.
3/ Back to nature - Only now my kids know millipedes, bugs, hornets, slugs, snails etc etc
4/ I was in USJ for 12 years and the neighbours relatioship sucks. I only meet and talk to 2 neighbors only. The rest is just kiasu. Here, I am very impressed with the energy of my committee members. They have iniated meetings for everyone to meet and employ the security guards despite some resistance. I know more people in the community now.
Overall, I am quite happy with my move to BJ despite the flaws. Maybe also because I hv spent my savings on the house. Just hope more neighbors spend more time outside their homes and mingle around.
Drop by if you need more exclusive details.
Appreciation
Thanks for the warm welcome and defect hunting tips although i would probably only be able to move in somewhere around the 3rd quarter of the year. Seems like overall you guys are generally quite happy with the surrounding and people. So, i guess my main worry should be the defects of the house and whether i will be able to detect and get them rectified prior to the expiry of 18 months (ends in Oct?).
My little girl is still too small to enjoy the space and playgrounds. Can't wait for her to utter the word "daddy" and make her first step.
Termite control
You make feel old when you mentioned abt your kid.
One other thing that is very important is to get your termite control done b4 u move in. Being an ex estate, sooner or later they start to attack. One good design that guthrie has done is all our door frames are steel. This is the most prone attack area. But the disadvantage is, the frames in the bathrooms will be rusted in no time. I hv installed partitions at the showers area but I think I can only prolong the service life. Replacement will be a nightmare as the floors need to be hacked. So, pls start keeping some spare tiles. I've checked with Kimgress in PJ and I was told the bathroom floor tiles are already obsolete. So, if anybody can find any shops that still keep the stock, pls advise in this website.
Well that's life, you win some and you bound to lose more....
somehow things don't sound too rosy anymore ...
Seesh ... planning ahead on these sort of things sure takes the fun out of moving in to a new place. Thank you Yaroq for your continuous ability to identify potential issues. Btw, could you PM me the contact details/number of your pest control ppl. Need to do my own checking and comparisons on the matter.
Meanwhile, I need to get hold of the details of our tiles (haven't got my home owners manual yet) before I can do some scouting around.
On a separate matter ... any tips with regards to changing our soil and putting the grass on what little space that we have (somehow, I feel that the word 'landscaping' sounds inappropriate for such a small space). Can we consider the hiring the Indian chap who drives around in a blue car? I tried getting a couple of Indonesian fellas to work on mine, they have only partially removed the top part of my soil (including some stones etc) but recently stop coming to my place (for sometime now) probably because they have landed another job at another house. So much for commitment on their part. My experience with these freelance Indonesian fellas (for various odd jobs) have not been to pleasant. They keep on asking for $$$ even before completing the job ... and then they tend to disappear to the next house who offers them more $$$.
No pain, no gain
Pest Control No - 019 3844 714. Been hiring him for donkey years after my first nightmare with the termites. After that nightmare, I've never stopped advising my acquaintances to get this done before moving in. He has already done on 3 houses in our area. Sorry for not advising you earlier. Getting old bro.
Turfing - pls talk to Julie at No 2, U8/75B (I think). She got a bargain for the turfing. Check with her if she has any problem. Also, recently the 2nd row corner lot as you enter Jalan U8/75 did some landscaping. Or you can talk to my grass cutter (En Awal from Bangladesh) at 016 276 8821. Take note - I hv never used him for turfing although he keeps on pushing me to change my turf. So, check with the owners and compare workmanship + price.
I've stopped getting quotations directly from Indonesians. They are dirt cheap but the workmanship is below par. I always end up calling my renovator to fix them again.
Landscaping is very expensive. So, we planted most of the plants with my mother in law's help. It's dirt cheap when you buy the plants on your own but you do need green fingers like my mom in law. In the first place, make sure that you mom in law is not a MONSTER IN LAW. Be nice to her son/daughter and especially the grandkids (at least in front of her la.... I dont do this one)
Best place to shop - a corner landscaping shop at the end of Jalan Glenmarie near the road to Subang Airport. You need to exit into Federal Highway and enter via the road to Subang Airport. Cheaper than Sg Buloh and quite near too.
I'm looking for railway sleepers. The one at the landscape shop coat RM95 per piece (6' long). Anyone know any place cheaper?
I got more to spill out on moving to a new home but it will make you go berserk. I keep on continuing to improve things on slower pace and will stop when the piggy bank is empty. Just feel free to ask when you see construction activities at my place.
E mail address
Definitive,
Pls e mail me yr e mail address if you need to see the defects list
faridzr.....u can ask me
faridzr.....u can ask me maaa yr backyard neighbour about the indian with the blue car.he did my pearl grass landscape. workmanship i can give B grade only. price wise i think a bit cheaper from other quotations that i got before. just that i did not monitor when he put to much soil making them slightly higher and uneven. must insist to use roller to level up the surface prior grass installation. anything u can come to my house or call me 019-3160380.
lar ..... didn't know
Sorry sir, never expected miaqun73 to be you bro. Will certainly drop by one of these days. But it has been 2 to 3 weeks now right? Any problems with the turfing (aside from it being uneven)? Water drainage any issue tak?
Can I have the defect list too?
Hi,
I can only move in to Greenlane sometime early next year, but I would appreciate it if you can mail me the list of defects so that I can get it check before Oct 2007.
Thanks a lot!
Bila nak mai
Bila nak mai rumah?...drainage, just a little bit of water puddle here and there coz of heavy rain and it subsides very quick. i guess when they did my turfing, the foundation is a bit wavy
causing uneven surfaces. so make sure the sand is properly flatten prior grass installation.
sorry sir ...
Sorry sir ... been busy. By the time I arrive home, its a bit improper nak drop by your place just to view your lawn. Furthermore, its most probably too dark to see anything.
But anyway, I have been peeping at your lawn from over at my backyard. Looks ok. Doesn't look like there is any serious water puddle problems. I guess I could try to contact that chap. But haven't seen his car around lately.
Railway sleepers
Really interested on railway sleepers. Thinking some d.i.y project with that stuff. Appreciated if you could provide address or location of that landscape shop. How about transportation cost, inclusive ?
5 days no activity !!!!
Everybody,
It is either all of us are super duper busy or the momentum has slowed down.
kzaink - the sleepers as I mentioned earlier located at the end of Jalan Glenmarie if you come from BJ or 1st entrance into Glenmarie if you come via Federal Highway using the old Subang Airport road. You will not miss the shop. I hv marked it on the wikimapia buat can't link it.
Hello everyone, would like
Hello everyone, would like to introduce myself here...
My name is Ed Lee and me and my wife will be joining this community soon (depend on how long the renovation will take lah... )
We fell in love with the Greenlane enclave the moment we drove up the 'curving' access road neatly lined with trees. The whole enclave is snuggled on higher gound, thus fulfilling my dream of owning a 'house on the hill' he he he.....
We will be getting our keys soon to our unit at Jln U8/75D. Love the muhibah community here and the active RA. I admit I have been a silent lurker here...but I am out of my closet now...
Looking forward to join everyone soon!
