after moving in, my family and i found out that the plumbing / pipes on the first floor bathrooms were prone to leaking.

although we did some preliminary checks - such as flooding in the toilet- it wasn't until we moved in and started using the bathrooms frequently that it started to leak significantly.

another area to look out is the sealing to the window panes / glass sliding doors. the sealing and rubber strips tend to be loosely fitted / the whole frame loosely fitted.

Firstly, congratulations on the great job in setting this website. I only wish that there was more publicity. Perhaps the Chief could arrange for an email to be sent out to all residents announcing the site. And I don't think we even have a database on all contact information and email addresses.

Secondly, I too am quite frustrated in Guthrie's half baked attempts to remedy defects. Is there any on-line complaint route to Guthrie's maintenance? I can confirm that I encountered all defects faced by TheFuzz in his house.


more defects...

now i have a problem with the gate joints on the pillar. the pillar is cracking at the point where the main joints are attached. this causes problems in closing the gate latch as the two parts of the main gate are not longer aligned.

housing defects

First, let me say that this is a great looking website!

To get down to business - some of you may know that one of my upstairs windows (the big ones) detached from the hinges and fell crashing down onto the back portion. Thank God nobody was hurt. When I looked at the other big windows, another hinge was loose, and there was quite a bit of rust on a lot of the other hinges, indicating that the material used is of inferior quality. The Guthrie management was very prompt and polite in attending to this defect, and replaced my window the very next day. I urge other residents to check on the windows in your houses while we are still in the warranty period.

water seepage into TNB meter box

Another design / defect that residents of greenlane need to look out for is the TNB meter box. One resident had experienced water seepages into the meter box resulting causing a short circuit and damages to a number of electrical equipment.

Please check your meter boxes to see whether there are any hairline cracks, gaps in the enclosure.


toilet tank???

Ppl,

Recently we've noticed that one of our toilet water tank was defective. This was only after we put in the blue coloured disinfectant in it. Then only we realised that the tank was leaking from the obvious blue coloring water on the floor. The tank had cracked in the first place and those Guthrie ppl only applied some sort of a sealant. Yet to complain as we are in the midst of compiling further defects (if any).

TNB compartment leakage

I did complain after TheFazz highlighted in this website. They came to repair twice but the work is so shoddy and cements were everywhere - on the refuse chamber doors, the small gate and on the floor. Same applies to paint droplets.

Last Sunday after the heavy downpour, I dicovered some water droplets on the compartment's ceiling and I took some photos as prove and sent them via e mail to Guthrie. Before that I called one of the Indonesian worker to show him the defect for him to understand better. Today, I met the Indonesion worker again and enquired why no repair was being done. He told me the clerk-of-work (Zailani) told him that I might have confused btwn evaporation and leakage.

I was gobsmacked. I called him up immediately and told him that I have other important things to do than making up stories of the defect. This is the attitude that I have to face when dealing with Guthrie. Even though I submitted photos as proves, Guthrie Maintenance always have doubt. On one occasion, they sent a troop to my house to rectify the defect. One of them was very rude and if his superior was not there to pacify me, I would hv kicked him out of my compound. I will not deal with him anymore. Arrogant and a wasting time guy.

I have spent a substantial amount to rectify what I perceived as a design not fit for tropical climate housing estate. I think we should compile the common items we have installed eg the gutters at our porches and claim from Guthrie accordingly. It is not much but to show Guthrie that the design sucks. I am engulfed in rage. Will definitely sent a nasty letter to Guthrie tomorrow.

In future, uou guys better not to include me in any entourage to meet Guthrie esp the CEO. I am quite vocal when highlighting my defects. No pain, no gain.

I too have noticed some form of water marks in the TNB compartment of my house. The thing is that I haven't moved in yet to notice any other major defects. Most of the so-called design defects, I have obtained some insights from other residents like yourself ... and I thank you.

But I wouldn't mind joining the entourage to meet Guthrie to give my two sens worth. Don't see why we should go easy on Guthrie. (no disparagement intended to its employees tho)

i've been having this problem when it rains heavily - as it has been of late. i had guthrie come by to do a proper sealing all around the window frames - particularly at the base.


I have the same problem ...

With regards to the windows, its not just having proper sealing around the window panes, its also having the proper the window ledges. Common sense would dictate that if ever a window ledge is placed in a horizontal manner without any sloping surface whatsoever, any water collected there shall remain there (unless it finds a way through the window panes or gets evaporated eventually).

Even now, I see some neighbours already adding cement there to create a slight slope to avoid water puddles forming on the window ledges and thereby minimising any leakages through the window panes. Of course, others go to greater extent by putting a roof above certain windows which are more exposed to rain.

Somehow, I feel that when the ppl from Guthrie cleared the designs for our houses, they failed to remember that we live in a tropical country.


Remarks from Guthrie's Properties Top Man

My wife knows one of them and he finally declared that there are design flaws to our units. But we cannot use this as the avenue to seek compensation from Guthrie. Park Residence will face more problems (looking at the design).

Guthrie Maintenance has been disbanded due to the merger exercise. Project group is tackling all these defects issue. The Project Manager (I think) by the name of Ariffin came to my house to attend my complaints. I will publish his hp no once I can trace it.

Overall, after spending most of my savings, the house is okla esp when the neighbors are quite friendly lot. Lets hope the situation improves when more move in.

Last but not the least, keep on complaining till October. Just watch the workmanship. The Indons are not up to standard. Make sure Mat (those who TJ is the subcontractor) is around when the rectification is being done.


Still on TNB Meter Box

Salam everyone,

This afternoon, one of Guthrie's subcontractor, TJ, has started to rectify the TNB Meter Box. They will be rectifying the 92 houses they have constructed. I've talked to the clerk-of-works and he told me that the box will be filled up with sand till almost to the door level and cement will be applied to the top level. Three ventilation holes will be drilled on the door. Hopefully, no evaporation will occur and short circuit will be a thing in the past.

I happened to see TNB personnel changing the meters in my row. He told me that a number of meters have became faulty and few houses had power surge due to short circuit. I believe this is the cause of Guthrie's immediate action.

For those who has not requested Guthrie to apply water proofing membrane to the top of the TNB meter Box column, you better do so. Rain water does seep through the concrete.
