Salam and good morning,

Below is the extract of my e mail to SD Property's GM and PM. If you face the same problem, pls lodge your complain asap. It is a common design flaws issue and we will end up repairing it throughout our stay if they are not resolved.

"Dear sirs,
There were leakages in my master bedroom after the heavy downpour yesterday's evening. Refer attachment. The leakages were detected at approx 1830 hours. Spots 1 and 2 are recurring leakages and they are directly above my PC. Spot 3 is a new spot. Leakages are common especially after heavy downpour. Previously, on small leaks I've dealt directly with your contractor but I am getting fed up with this on going saga and I want SD Property to realise that some problems still persist. I do not want to go into the design flaws issue but SD Property needs to look into the roof gradient design seriously.

The porch is still leaking at some spots. This is another problem that remains unsolved.

I've SMSed to some of the neighbors last evening and almost all replied with leakages detected in their houses (some at upstairs family hall and master bedroom) and porches.

I was thinking of collecting a petition among the residents but I am worried that it will take some time getting the signatures. Leakages will occur during current heavy rain season and our ceilings and furnitures (esp electrical items) may be damaged while waiting for the petition to be handed over to SD Property. Pls get the residents to report to SD Property asap. I will create a topic on this in our website after this.

Same story

Same issue with my back bathroom since day 1. Reported numerous times but the "fix" is only temporary. Sometimes not even a heavy downpour would do it. As far as I know, issue is still opened.

same thing happen to me but at family hall. water flow came down sudah macam coming from water tap...so bad, have to put baldi and kain to avoid floor from flooding. macam duduk rumah kongsi la plak.....

I am sending your mail to SD Property's GM and PM. Pls lodge a complain personally too to SD Property. I do not want to be seen as the only one who sensationalise the defects issues.

As per my sms to u yesterday, the roof leakage at my back room has been reported to SD property since day 1 when i bought the house. There have been several repair done but didn't fix the problem yet and i keep on complaining about this in my report to them. My last report to them just before the warranty period over but up till todate nil contractor has come to fix all my complaints. The car porch roof leaking seems unsolveable despite "tonnes" of roof sealant applied on it by the contractor....... Sad Sad Sad Sad Thumbs down Thumbs down Thumbs down

Hi Guys

Every time it rains.. especially heavy down pour, we get jitters.
Started some months ago, during the rainy spell, we experienced water seeping thru our ceiling at the corner of our master bedroom. We filed a complaint to SD property and the contractor came to rectify it BUT the story continues when it rains.

Then miracle came.. somehow after the contractor did some roof overhaul and sprayed "tonnes & tonnes & tonnes" of sealant.. the leak stops.

Our joy were shortlived.. the next thunder struck we saw waters seeping thru our toilet ceiling this time was worst.. Banjir in the toilet. can you imagine?? Again the contractor rectified but 10th January incident get us on our nerves.. The contractor has yet to remedy it.

Anyway we are sure to file a complaint (for record) BUT on a serious note we are prepared to pen in the petition..

My house leaks as well ... as with miaqun73, the leak has been reported so many times that I have lost count. and it has been so-called 'rectified' so many times too ... but it still leaks during times of heavy down pour. My leaks are at the (tall) stairway as well as the front porch. I hope no other leak will spring out.

Leaks here and there....

sorry to tell everyone this, but sealants are just temporary measure.
given time, the leaks will happen again once the sealant is hardened.

and honestly, don't think guthrie will do anything to the individual complaints.
unless, we all get together and send a joint complaint from all greenlaners to guthrie/SD.

so to all greenlaners, pls start compiling your leaks and we'll all submit as one BIG COMPLAINT.

good idea there. i would suggest a petition similar to the one for the kongsi.

i also got water leaking problem. apparently my upstairs back room toilet's water proofing is out or not properly laid. everytime shower, water will seeped thru the concrete flooring and dripped on the ground floor. did not really notice earlier so when found out, complaint to SD but too bad, just after defects period. SD ask me to call kamal (anyone know him?). kamal came and brought one foreign guy who quote me rm500 for sealant & grouting. am sure this would not solved my problem, it's only temporary. so did not carry out the job. have spoken to some engineer frens and they confirm the water proofing was either not placed or there is poor workmanship. am compiling the details and photos to be sent to SD

kamal is actually a worker for guthrie's contractor (TJ). TJ was the contractor who built the houses in greenlane.
there were 2 contractors actually. but don't know the name of the other one.

Another repair work.....

Residents,

This morning Guthrie's contractor (TJ) came to repair my roof. Again sealant was applied and they did not detect any movement to the roof tiles. Then a personnel from Guthrie's Maintenance Dept came and he was also puzzled with the leakages problem but he did acknowledge that this is due to the design issue. Told him that I cannot afford to carry on repairing the defects all my life and it happened almost everytime when we are hit with heavy rain. He suggested that I write officially. Told him I will but this time to Dato Wahab Maskan.

What puzzled me is only 2 houses in my row lodge official complaints to Guthrie. Masybe everybody is fed up with the dilly dally tactics used by Guthrie.

Is this the price we have to pay for 'Kediaman Paling Berprestij di Lembah Kelang.'?? Or is it because we hv bought the 'cheapest' property in BJ??

Dear Neighbors

I couldn't agree more with Yarog that we cannot afford to carry on reparing defects all our life when hit with heavy rain. For some, this could be our lifetime house. We want to be assured that we have a house called home.. where we have a piece of mind and once indoor we are guaranteed sheltered from rain (no leak) or shine.

I am all for greenlaners who wants to initiate motion for petition. Idea

Pls find the e mail that I've sent to SD Property this morning. I'm giving them a dateline till Tuesday, 22nd Jan to respond. However, I'm starting to collect signatures to those who are interested. Pls come to my hse (1 U8/75) this weekend to sign the form if you want to join me. I have enough of going around the neighborhood now. Does not bring any benefit to my health.

TJ came and repaired my tiles on 12 Jan 2008. Again, sealant was used and this time the roof tiles were in their position. I popped the same questions raised by En Kamaruzain to your Maintenance personnel and he told me maybe it was due to workmanship. I rebutted his claim as it even happened to the other contractor of Greenlane. I presented him with my design flaw theory i.e.

steep roof gradient = fast water flow + wind = uplift of roof tiles = leakages

I have highlighted on so many occasions either officially and unofficially that sealants are short term measure. SD Property should not expect us to be ready with pails, tarpaulene sheets and cloth whenever it rains. Not to mention potential damage to our furnitures. Worst still, we have to bear the repair cost throughout our stay and these defects are not resolved during the warranty period. Even, my wakaf which adopts the so called inferior Malay technology does not leak when it rains. Something is definitely not right here.

Fed up with this saga, I hope SD Property will come up with a long term measure by Tuesday, 22 Jan 2008. If I do not hear anything by that date, I have no choice but to go to another channel either personally or as a group. I pray hard that we do not have to go this way and an amicable solution can be reached.

Not sure abt you guys, I have spent all my life savings to buy a property in BJ. Borrowing a resident's statement - bought and moved to BJ with such high expectations on Guthrie's credibility. But sometimes feel like "indah khabar dari rupa" je. Maybe it's just coz we bought the cheap phase. Maybe if we're at Tropika or Lagenda, this will not happen. For me, it's just a maybe coz can't afford anything more than what I've got at Greenlane.

I share his sentiment and since moving in Sept 06, I have not felt like staying in 'Kediaman Paling Berprestij di Lembah Kelang'. Maybe just me......

- our DLP already expired, who shall protect our interest ( developer, Kem. Perumahan & Kerajaan
Tempatan, PAM ( Board of Architect ), Board Of Engineers, if design flaw, CAP or News paper
especially tabloid, ...juicy story ) if the problem persistent ?
- upon completion of remedial work, new warranty period applicable ?
- re occurance of the same defect upon expiry of DLP. ex rusty mark at main gate

Reminder.... leakages petition signatures

Per our committee meeting on 19th Jan 2008, it seemed that there were a lot of houses that faced the leakages issue. Hence, it was decided that the line leaders to collect the signatures of those interested to join me in my crusade. However at the time of this msg was written, I only received signatures collected by Hj Azmi. As I'll heading down south tomorrow, I suggest the line leaders to fwd the signed petition to our treasurer (29, U8/75). I'll be drafting a petition tomorrow and will distribute to our lawyers and our committee members for review. I need the signed petitions by this Wednesday.

Your prompt action is appreciated. Non security participants are also welcome. Hopefully, this will change your mind of not joining us.

As for the other defects, I suggest someone else to be the champion. Do not depend on the committee members only.

All for one and one for all......

Yaroq, thanks for highlighting this matter. Otherwise, many of use just suffer in silence. Faced the same problem as you guys with repeated repair works being done but leaks still occuring. I will go sign the petition this weekend. What else would you need to help make this a stronger case? Would more pictures of stained ceiling be helpful? I guess if we show that this is common among most houses as the leaks are usually at the same spots, it should help fortify our case? Would numbers do the trick and aim to get more signatures?
